How to find Houston landlords who will say yes to rental arbitrage

2026-10-31 · 5 min read

Most rental arbitrage deals die on the first call. The owner says no because nobody gave them a reason to say yes. The fix is not a better script. It is calling the right owners first.

Start with listings that have sat

In our Houston run for the week of October 28, 304 of 1,469 house and townhouse listings had been on the market for 60 days or more. Every one of those owners has paid at least two months of mortgage, tax and insurance with no tenant. That is the strongest single sign an owner will hear an unusual offer.

Look for price trouble

A listing priced well above similar homes on the street is the next one to get a price cut. A listing that has already been cut once or twice is an owner who is negotiating with the market. Both are good calls.

Prefer small owners over big managers

Large property managers usually have a blanket no-sublet rule that nobody on the phone can change. Private owners and small managers can say yes on the spot. Houses and townhouses are mostly held by small owners, which is why the sheet favors them.

What to say on the call

  • Lead with what they are losing. Ask how long the place has been empty.
  • Offer something a normal tenant cannot: a longer lease, rent on time from a business, professional cleaning and upkeep.
  • Say plainly that you will host furnished stays, and offer to put the terms in writing.
  • Ask what would make them comfortable, then stop talking.

Get it in writing

Permission belongs in a lease addendum signed before you buy a single chair. Houston's short term rental rules allow a tenant to register with the owner's written consent, but rules change. Check the city's short term rental page and any HOA or deed restrictions on the property before you sign.

Do this every week

The list moves. New listings start the clock, others rent and drop off, and owners cut prices. Operators who keep a steady pipeline call down a fresh list each week instead of working the same names twice.
